Menifee is about 90,595 people in a city that only incorporated in 2008, stitched together from four communities that were already decades apart in age.
Sun City opened in 1962 as a Del Webb retirement community, and its single-story homes still sit on the original drives and walks, four inches, no steel, poured straight onto native ground. Sixty years of heat, sprinkler water and golf-cart traffic later, those panels are cracked through and tilted at the joints, and the trip lip at a front walk is what usually gets us called. Grinding that lip flat buys a season on a panel that has already failed from underneath.
The newer halves of the city are the opposite complaint. Menifee Lakes, Heritage Lake and Audie Murphy Ranch are engineered pads whose fill has settled unevenly since, over ground that is not one material, the Perris block weathers to decomposed granite, while pockets of expansive clay move with the season. We dig a test hole at every estimate and set base, joint spacing and steel from what comes out, which is why a driveway off Newport Road is not specified like one off Bradley.
Menifee runs from Del Webb's 1962 retirement streets in Sun City to subdivisions handed over last year, and the eight below come up in different halves of the city for different reasons.
Sun City drives went in four inches thick on native dirt in the 1960s and most are cracked clean through at the joints. We break the old slab out, compact a base that was never there, and reinforce the pour so it carries a truck at the curb cut.
Back yards on the tracts off Newport Road are handed over as bare graded dirt, and a patio is the first thing most owners add. We pour it pitched toward the lot drain, with joints closer than 12 feet where the test hole turns up swelling clay.
Stamping gives a Menifee entry the look of stone or plank with no joints for grit and decomposed granite to work into. It suits the Menifee Lakes elevations an HOA reviews, and we pick a texture with tooth enough for overshooting sprinklers.
Public walks through Sun City are 60 years old and lifted at the panel edges, and a raised lip is a trip hazard long before it is a cosmetic one. The walk sits in city right-of-way, so we replace the panel under the city's own approval rather than grind the lip flat.
Garage slabs on the 1960s Sun City homes went down thin, unreinforced and with no vapor barrier, and 60 years of oil and heat shows as spalling. We break them out, compact a base, and pour a floor flat enough to roll a jack across.
Exposed aggregate and banded finishes build grip into the surface itself, which matters where a Menifee walk crosses a sprinkler line or a side yard stays damp in the shade. We use 2 or 3 color changes to mark a gate, a pool edge or a swale.
Quail Valley climbs toward Canyon Lake on lots steep enough that a flat pad has to be cut first and then held. We size the footing to that cut, drain behind the wall so winter runoff is not pushing on it, and step the top in 4 foot runs.
Interior slabs in Menifee are as often a workshop, a casita or a converted garage as a house floor, and the newer tract lots have depth for all three. We pour over a vapor barrier, seal against 100 degree summers, and polish on request.

The four places that voted to become one city in 2008 still want four different things. Sun City is 1960s single-story homes on flat lots with narrow drives and golf carts on them daily. Menifee Lakes and Heritage Lake are late-1980s-to-2010s tracts on graded pads, where an HOA review runs alongside the city permit. Quail Valley climbs toward Canyon Lake on steep lots reached by single-lane road, where half the work is holding a pad level. Romoland stays semi-rural, with no curb at all.
Salt Creek runs diagonally across the city and the channels feeding it decide where water goes on a lot near Holland Road or La Piedra, so a pad there is pitched to the channel and not simply away from the house. Season counts as much as ground: Menifee sits in the mid-90s through July and August, so from June to September we start at first light and stop by midday, and October through May is the easier pour.

For most of it, yes. The City of Menifee Building and Safety Division permits driveways, structural slabs and retaining walls, and anything sitting in the public right-of-way or a drainage easement needs its own approval on top. Replacing a patio on the same footprint sometimes does not, but the driveway approach beside it will. In the lake tracts the HOA review runs alongside the city, never instead of it.

What stretches the schedule here is summer: from June through September we are on site at first light and off by midday, so a large pour gets split across two mornings rather than pushed through afternoon heat.

Sun City is flat ground weathering to decomposed granite, which compacts well but was never compacted under the original slabs, so the base has to be built from nothing. The lake tracts are graded fill over clay pockets that swell through a wet winter, so joints go in closer together and the steel does more work. Sun City is the costlier of the two to prepare.
